Before selecting an agent please analyze the 7 tips I have to offer.


In the time of being a landlord most have used a letting agent and if you ever speak a landlord that has gone through using a agent they will certainly suggest you to think about which agent is going to work well the best for your property.So many different letting agents will throw promise after promise at you but you need to find out which letting agents can keep these promises.


1. What you must take into account first is what quality's you want as a landlord.

What would be more effective for you? Receiving the highest possible rental income which could mean you may have a poor tenant that would likely damage the property or to have a better chance keeping your property safe with higher quality of tenants?For each past lets most top dog letting agents will have a different track record price. This is the fees that the tenants have been charged, the brilliance of workers, etc.

You need to make sure you effectively research these points for the future.


2. Before even looking straight into choosing a letting agent just simply ask a few other landlords for recommendations.

Bet you think that seems easy. But it's quite remarkable the amount of landlords that picks a letting agency just because the recognise it, not even studying how good they are at actually being an agent.

3. You will have to think the way in which prospective tenant thinks.

The best critical thing a landlord wants is greater standard of tenants so make an effort to revise the places these tenants are looking for. 4. The cheapest letting agent may not be the best!

I agree that in some cases the lowest priced may be just as good as the majority but these days commonly you pay for what you get, what I mean by that is letting agents will just lower their price as a result lowering the quality of the agent just to get more landlords. So don't fail to remember that when choosing an agent.

5. Have a look around and learn which letting agents nearby have up LET boards.

I know this one seems like common sense but it can go undetected and if it is, the landlord could suffer a loss of a lot of money so that's why I've included it to my list.

If "To Let" Boards secure you why not seek the letting agents with "Just Let" boards. Especially if the property is a lot like yours, in the same area and at the same rent that is ideal for you. You shouldn't go wrong with letting your property with that agent.

6. Make sure you find out what you are actually getting from the agency for your money.


Because a landlord has enough challenges than having a property inspection bill of £150 to pay.

Please be sure you have gone over T&C's and the tenancy agreement thoroughly as there could possibly be a section that you missed that may create problems for the future and if possible make it so the agent has to contact you before they even think of adding any costs to your account.

7. Most letting agents do promoting free of charge so why not put your property up with a number of agents.

All letting agents will vary. They have various pros and cons so some be more effective at letting out certain property's in certain areas.

Many landlords imagine that if they have property's in the one area that it would be best just to use the one agent. Well it certainly is not, because if you think about it you may be able to haggle the prices among letting agents and also many agents usually give free advertising so it's not going to hurt to have free marketing for the extra prospect of letting out your property.
